Pricing a home isn’t just about numbers; it’s about human behavior.

The number one thing we help our clients understand is that pricing a home is emotional. Many sellers naturally attach their identity to the list price. It feels personal, a reflection of their effort, memories, and pride in ownership.

But here’s the truth: the list price is not reflective of your worth. It’s reflective of your strategy.

Detaching Emotion from Pricing

When you separate the sales price (what the home sells for) from the list price (your marketing position), everything changes.

The list price isn’t a declaration, it’s an invitation. It’s a way to attract attention, create movement, and drive offers.

The Three Core Pricing Strategies

We explain to clients that there are three broad pricing strategies we use, depending on market conditions, property uniqueness, and goals.

1. Aspirational Pricing

This approach lists a home slightly above the market to leave room for negotiation. It’s often used when a property is extremely unique or has celebrity appeal… situations where demand can justify the higher price point. These situations are limited and for most homeowners, this isn’t the right strategy.


We guide clients away from aspirational pricing unless the property truly supports it.

2. Perceived Market Value Pricing

What most people call “fair market value” doesn’t really exist until a property closes. Only a licensed appraiser or a willing buyer/willing seller can determine a home’s true value.

That’s why we use what we call Perceived Market Value Pricing – setting a price that reflects how buyers currently view similar homes.

By pricing a home around currently available homes and recently sold homes “comps”, we generate strong, fair offers that align with buyer expectations and create confidence in the listing.

3. Event-Based Pricing

This is our favorite and often the most effective strategy.
Event-Based Pricing lists a home slightly below market value to create a sense of urgency.

The goal? To spark multiple offers and generate an auction-like environment that drives the price up, often beyond the original expectation.

This method works especially well in markets where demand is high and buyers are motivated.

Turning Pricing Into a Collaborative Process

Once we walk clients through these strategies, something powerful happens:
They stop fixating on the number and start focusing on the plan.

We let them choose the strategy, and then collectively we collaborate and choose the price.

That small shift changes everything. Sellers feel empowered, involved, and confident that their pricing is intentional.
