For me, that moment came at the intersection of a finished project and a very uncertain market.
When the renovation (aka “flip”) project was complete, it was time to sell. At the same time, uncertainty was spreading quickly. Covid was ramping up, and no one knew what the real estate market was going to do. There were more questions than answers, and very little reassurance to be found.
In that environment, I made a decision driven more by fear than strategy.
Selling Under Pressure
I sold the property as fast as I possibly could. It felt like survival mode. The priority was not maximizing value or waiting for the right conditions. It was simply getting out before things potentially worsened. That urgency came at a cost.
I had purchased the property without taking a commission on the front end. Then I spent three months preparing it for sale. When it finally sold, I did not take a commission on the back end either. After all that work, I walked away with no money gained and no money lost.
On paper, it might look neutral. In reality, it was expensive. The financial outcome was zero, but the investment was significant. Time. Energy. Focus. Opportunity.
Months of work were poured into a project that ultimately did not move anything forward. There was no financial upside to justify the effort. But, there was clarity gained about where my strengths actually belonged.

Trying to flip real estate pulled focus away from what I do best. It shifted attention from people to property. From guidance to speculation.
The stress was different. Instead of helping someone navigate a major decision, I was personally exposed to market volatility, timing risk, and uncertainty that could not be controlled.
What I learned is that my value is not in betting on outcomes. It is in guiding others through them. Flipping real estate looks appealing from the outside. It promises control, profit, and independence. But it also carries risk that is easy to underestimate, especially in uncertain markets.
Selling quickly during a volatile moment taught me how fear can rush decisions. It also reinforced the importance of preparation and perspective.

After that project, I became more conservative where it mattered. More intentional about timing. More transparent about risk. Instead of encouraging aggressive moves, I focus on alignment. Does this decision support the client’s long term goals? Does it make sense within their comfort level? Is the risk understood and acceptable?
That approach is not flashy. But it is responsible. When you are personally invested in the outcome, it is easy to justify risk. When you are advising someone else, your responsibility is to help them see clearly. That distinction is why I no longer pursue speculative projects. My role is not to gamble. It is to guide.
