There is one question I can almost guarantee I will be asked throughout the year:
“Ashley, how is the market?”
My answer?
It depends on which market you mean.
The Dallas Fort Worth Metroplex?
Flower Mound?
Argyle?
Highland Village?
Your specific area?
Your price range?
Homes with characteristics similar to yours?
Those are very different questions.
That is why I am increasingly cautious about giving buyers and sellers one broad answer about “the market.”
Real estate has always been local.
But when conditions vary across locations, property types, price ranges, available inventory, and competing properties, understanding the specific market relevant to your property or search becomes much more useful than trying to label the entire Dallas Fort Worth Metroplex as good or bad.
Is DFW a Buyers Market or a Sellers Market Right Now?
This is usually what someone is really asking when they ask me how the market is doing.
They want a label.
Buyers market.
Sellers market.
Balanced market.
Those terms can provide context, but they do not tell me enough to advise someone about a particular property.
A seller in Flower Mound with a particular home at a particular price point may face different competition than another property elsewhere in the Metroplex.
Even within the same geographic area, property characteristics, price ranges, and competing inventory can be different.
That is why I want to narrow the question.
Instead of asking whether DFW is a buyers market or sellers market, I would rather ask:
What is happening with comparable properties relevant to yours right now?
Now we have something useful to investigate.
What Does a Local Real Estate Market Actually Mean?
When I say real estate is local, I am talking about much more than the city name.
I want to understand the specific market relevant to the property.
What comparable homes are currently available?
What has recently sold?
What is pending?
How long are relevant listings taking to sell?
Which properties have changed price?
How much competing inventory exists?
How does the condition of your home compare?
How does the price compare?
What other properties can buyers consider within similar search criteria?
Those questions tell me far more than a national headline ever could.
Why Can Similar DFW Homes Have Different Results?
This is where real estate gets interesting.
Two homes can appear similar on paper and still have different results.
There may be differences in condition.
Updates.
Lot characteristics.
Layout.
Pricing.
Presentation.
Marketing.
Timing.
Competition.
Terms.
Or other objective property features that buyers may evaluate differently.
Sometimes we can identify why one property received stronger interest than another.
Sometimes there are variables we simply cannot measure perfectly.
That is why I do not like pretending there is one magic formula that determines what will happen with a listing.
My job is to gather the most relevant real estate information available, interpret it, and help my client make a thoughtful decision.
Are National Real Estate Headlines Useful for DFW Buyers and Sellers?
They can provide context.
But context and strategy are not the same thing.
A national housing story may tell you something interesting about mortgage rates, home sales, inventory, or broader consumer behavior.
It does not tell you what your house in Flower Mound is worth.
It does not tell you how much competition exists for a particular home in Argyle.
It does not tell you whether a specific property in Highland Village is priced appropriately.
And it certainly does not tell us what a buyer should offer on a particular house.
For those decisions, we need more specific property and market information.
How Do I Know What My DFW Home Could Sell For?
This is one of the most important reasons to look beyond broad market reports.
If you are considering selling, I want to study your actual competitive environment.
Recent comparable sales matter.
Current listings matter.
Pending activity matters.
Condition matters.
Property characteristics matter.
Current buyer response matters.
And the information needs to be current.
If we first talk about selling several months before you plan to list, wonderful.
I actually prefer that.
It gives us time to discuss preparation and decide what deserves attention before you spend money.
But when we get closer to listing, I am going to look at the market again.
Because the information may have changed.
What Should DFW Sellers Pay Attention to Right Now?
I want sellers paying attention to the homes buyers can actually choose from.
This is something we discussed in my pricing philosophy because it is fundamental to how I approach a listing.
We own the marketing.
You own the pricing decision.
But neither of us is buying the house.
The buyers participating in the market ultimately tell us how they respond to the price, presentation, condition, property features, and overall offering.
That is why I do not want to price a home based only on what happened months ago or what somebody else hopes their property is worth.
I want to understand today’s relevant competition.
Then we position accordingly.
What Should DFW Buyers Pay Attention to Right Now?
Buyers need the same level of specificity.
I do not want a buyer making a decision because somebody announced that the entire market is going up, going down, hot, cold, good, or bad.
I want to evaluate the property in front of us.
What have relevant homes sold for?
What else is currently available?
How long has this property been on the market?
Has the seller changed the price?
Are there known competing offers?
What does your lender tell you about the financing?
What information do we have about the property itself?
A buyer may have more negotiating leverage with one property and face greater competition on another.
Both things can happen within the same broader market.
Why Local Knowledge Matters When Choosing a DFW Realtor
Access to data is not particularly rare anymore.
Consumers can see listings online.
They can see price changes.
They can look at estimated values.
They can read market reports.
The value I bring is not simply access to numbers.
It is helping a client understand which information is relevant to the real estate decision they are making.
I have worked throughout the Dallas Fort Worth Metroplex since becoming licensed in 2019, with particular experience in Flower Mound and surrounding North Texas communities.
That experience matters because I have seen how differently transactions can unfold depending on the property, location, price range, competing inventory, market conditions, and circumstances.
But experience does not mean pretending I know the future.
It means knowing which questions we should be asking.
Can a Realtor Predict What the DFW Housing Market Will Do Next?
No one can tell you with certainty exactly what the housing market will do next.
I cannot either.
What I can do is show you what the current information says.
We can examine inventory.
Recent sales.
Current competition.
Price changes.
Days on market.
Buyer response.
Relevant property characteristics.
Then we can talk about possible scenarios.
That is how I prefer to advise clients.
Not:
“Here is exactly what is going to happen.”
But:
“Here is what we know. Here is what we do not know. Here are your options.”
That is a much better foundation for a major real estate decision.
What One of My Clients Said
Amber Wall shared:
“Ashley was super helpful throughout the whole process, especially during the contract negotiations. I would highly recommend Ashley to anyone looking for a realtor.”
Negotiation is important.
So is knowing what information matters before we ever get to the negotiation.
The better I understand your specific situation, the property, and the relevant market information, the better prepared we are to discuss strategy.
Frequently Asked Questions About the DFW Real Estate Market
How is the DFW housing market right now?
Conditions vary by location, price range, property type, inventory, and other objective market factors. Broad DFW statistics can provide context, but buyers and sellers should also evaluate current information relevant to their specific property or search.
Is now a good time to sell a home in DFW?
That depends on your property, goals, timeline, financial circumstances, and current market conditions. A Realtor can help evaluate the real estate information, while financial, tax, and legal questions should be discussed with the appropriate qualified professionals.
How is the Flower Mound real estate market?
The answer depends partly on the type of property, price range, available inventory, and relevant competition being considered. Current listings, recent sales, pending activity, and comparable properties provide more useful information than a broad citywide label alone.
Why is a nearby home selling differently from mine?
Homes that are geographically close can still differ in price, condition, layout, lot characteristics, updates, presentation, marketing, timing, terms, and competing inventory.
Those objective differences can affect buyer response.
Can my Realtor tell me exactly what my home will sell for?
No Realtor can guarantee the final sales price of a property.
A Realtor can analyze relevant market information and recommend a pricing and positioning strategy.
So, How Is the Market?
If you ask me:
“Ashley, how is the market?”
I may answer with another question.
Which market?
Because I do not think you need a soundbite.
You need information that applies to the decision you are actually trying to make.
If you are selling, let us look at your property and its relevant competition.
If you are buying, let us look at the properties, price range, and objective criteria you are considering.
If you are several months away from making a decision, that is okay too.
We can start watching the relevant market information now.
That is what thoughtful real estate strategy looks like to me.
We do not need to predict everything.
We need to understand enough about current property and market conditions to make a confident, well-considered next decision.

If you are considering buying or selling in Flower Mound, Bartonville, Double Oak, Copper Canyon, Highland Village, Argyle, or elsewhere in the Dallas Fort Worth Metroplex, I am happy to look at the market information that actually applies to your property or search.
Not the headline.

The market relevant to your real estate decision.
