When I started in real estate in 2019, nobody was knocking on my door asking me to sell their house.
My first year, I helped zero families.
Then 13.
Then 27.
Then 48.
There was no secret lead source that suddenly changed everything.
I had to build a business by showing up consistently, learning, improving my systems, taking care of people, and doing the work over and over again.
Years later, I think that experience has taught me something important for homeowners who are choosing a DFW Realtor.
Do not just ask what an agent promises to do for you. Look for evidence of how they actually operate.
Because real estate can look very polished from the outside.
The real test is what happens after you hire someone.
How Can You Tell If a Realtor Is Actually Experienced?
Years licensed can tell you something.
Sales history can tell you something.
Online reviews can tell you something.
But I would go further.
If you are trying to understand how to choose a Realtor in DFW, ask how the Realtor actually works.
What happens before your home goes on the market?
How is pricing evaluated?
How is the property prepared?
What does the marketing plan include?
How often will you hear from the agent?
Who handles communication once you are under contract?
What happens if the market does not respond the way everyone hoped?
Those questions can tell you much more about the experience you may have than a polished sales presentation.
Good Realtor experience is not only about how many homes someone has sold.
It is also about how they manage the process when circumstances change.
Why Does Consistency Matter When You Hire a Realtor?
Because selling or buying a home involves a lot of small things that need attention.
One missed communication may seem insignificant until it involves something important to your transaction.
One unanswered question can feel very different when you are making a major financial and real estate decision.
One beautiful marketing piece does not tell you how your listing will be managed after the first week.
Consistency matters because real estate service is not one big moment.
It is a series of conversations, deadlines, decisions, updates, negotiations, and details.
That is why I have spent years building systems around the way we work.
Not because I want real estate to feel robotic.
Quite the opposite.
Systems do not replace relationships. They help us provide the level of service we want to provide consistently.
Strong Realtor communication and good systems should work together.
What Does Consistent Service Look Like When Selling a DFW Home?
For us, it starts before the listing is active.
I want to understand why you are considering selling, what your timeline looks like, what concerns you have, and what you are hoping the move accomplishes.
Then we look at the property and the market.
We discuss preparation.
We evaluate current competition and relevant sales.
We talk through pricing.
We build the DFW listing strategy around the property rather than automatically doing the same thing for every house.
That may include looking at:
- Relevant recent sales
- Active competition
- Property condition
- Current inventory
- Lot and property characteristics
- Improvements and updates
- Market response
- The seller’s timing and stated goals
Once the listing is active, the work does not stop because the photography looks beautiful and the property is in MLS.
We monitor activity.
We communicate.
We look at the information the market is giving us.
And if the response is different from what we expected, we talk about it.
You are hiring me for real estate guidance, not applause.
I would rather have a candid conversation than tell you what I think you want to hear.
Why Does Having a Realtor Process Matter?
Because I do not want clients wondering what happens next.
Our listing process is built around three stages:
Ready. List. Sell.
Ready is where we understand the situation, evaluate the property, discuss current market information, and prepare for the listing.
List is where the marketing plan launches and we begin watching how the market responds.
Sell is where we work through offers, negotiations, inspections, and the real estate process through closing.
The strategy within that process can change because every client and property is different.
The structure gives us consistency.
The process can be consistent. The strategy should be personal.
That is one of the things I believe buyers and sellers should look for when choosing a DFW Realtor.
What Happens When Your Realtor Is Busy?
This is a question I think more clients should ask before hiring someone.
Real estate agents have multiple clients.
They have appointments.
They have families.
They sleep.
I do not believe excellent service means pretending one person is available every second of every day.
I believe it means having a business built so your transaction does not disappear when your Realtor steps into another appointment.
That is one reason Corinne and I work the way we do.
We both stay informed.
We communicate.
We have systems around the transaction.
The goal is not to make you dependent on one person’s memory.
The goal is to make sure your real estate transaction is being managed thoughtfully and that you know what is happening.
When evaluating a DFW Realtor, ask what happens when your primary agent is unavailable.
That answer can tell you a lot about the systems behind the business.
Does a Realtor’s Marketing Experience Matter?
If you are selling, I believe you should look at it.
Before real estate, I worked in marketing services for an architecture firm.
That experience still influences how I think about property presentation.
When I walk through a property, I am not only thinking about what is there.
I am thinking about how we communicate what is distinctive about it.
What should photography emphasize?
Would video help communicate the property?
What information matters to prospective buyers?
How should the property be positioned relative to competing listings?
How do we create marketing that fits this particular property instead of forcing every listing into the same template?
Effective real estate marketing in DFW should focus on the property and its objective characteristics.
Marketing cannot guarantee a buyer, sales price, multiple offers, or a particular timeline.
But how your home is presented to the market matters.
If you are interviewing Realtors, ask to see the actual work.
Should You Choose a Realtor Based on Personality?
You need to be comfortable communicating with the person representing you.
But I would not stop at whether you like them.
Ask yourself whether you trust them to have a difficult conversation with you.
Will they explain their reasoning?
Will they tell you when they do not know something?
Will they recognize when a question belongs with an attorney, lender, CPA, insurance professional, inspector, engineer, or another qualified professional?
Will they stay within their expertise instead of pretending to know everything?
Will they communicate when the news is not what you hoped to hear?
Real estate representation is not about having someone agree with you all the time.
Sometimes good representation sounds like:
“This deserves another question.”
Or:
“That is outside my expertise. Let’s get the right professional involved.”
Or even:
“The market is not required to agree with us.”
That is the kind of relationship I want with my clients.
What My Clients Say
Jacquie Meenach shared:
“Ashley is the best! From start to closing, it was flawless. There was very little work on our part and she and her staff handled everything. We were basically told what to do and where to be and for a seller that is exactly what you want. There were NO surprises and the sale went off without a hitch! We appreciated her professionalism and attention to detail. She was always available and easy to talk to! She is truly one of a kind!”
I appreciate reviews like this because the part that matters most to me is not simply that the house sold.
It is how the client experienced the process.
What Should You Ask Before Hiring a DFW Realtor?
Ask about more than commission and suggested list price.
Ask the Realtor to explain their process.
Ask how they determine pricing recommendations.
Ask what they would recommend doing to your particular property before listing and why.
Ask to see examples of their marketing.
Ask how they communicate after the listing goes live.
Ask who else will know what is happening with your transaction.
Ask what happens if the house does not receive the response everyone expected.
Ask how they approach Fair Housing and objective property information.
Ask what happens when a question falls outside their professional expertise.
And pay attention to the questions the Realtor asks you.
A good DFW listing agent should be trying to understand your property, goals, timeline, and concerns before building a strategy.
I cannot build a thoughtful strategy around your situation if I do not understand it first.
Choosing a Realtor Is About More Than a Listing Presentation
I started this business by learning that nobody was going to knock on my door and build it for me.
I had to show up.
I had to learn.
I had to become more consistent.
I had to build better systems.
And I had to earn people’s trust one client at a time.
That still influences how I work today.
I do not think you should hire me because I tell you I work hard.
I think you should evaluate:
How I prepare.
How I communicate.
How I market.
How I explain my recommendations.
How I manage the real estate process.
How I respond when market information changes.
And whether the way I work fits what you are looking for in representation.
Referrals do not come from promises. They come from execution.
If you are considering selling or buying in Dallas Fort Worth and are choosing a DFW Realtor, let’s start with a conversation.
Ask me the difficult questions.
I will ask you some too.
Then you can decide whether the way we work is the right fit for you.
