Two DFW Realtors Gave You Very Different List Prices…Who Should You Believe?

You have decided to sell your home, interviewed two Realtors, and now you have a problem. One recommends listing at $700,000. The other recommends $750,000. That $50,000 difference is hard to ignore. So who should you believe? I would not automatically choose the higher number, but I would not assume the more conservative recommendation is right either. Before you decide who gets your listing, ask each agent to show you exactly how they arrived at their number, which recent sales and competing homes matter most, and what they expect buyers to see when your home enters the Dallas Fort Worth market. The quality of that explanation can tell you a lot about both the price and the agent you are considering hiring.

If two Realtors gave you different list prices for the same DFW home, understanding the market evidence behind each recommendation can help you evaluate both the proposed price and the agent’s strategy.

Same Home Different Numbers

This situation is more common than many sellers expect.

Real estate pricing is not an exact science. Your home does not have a sticker telling us precisely what a buyer will pay, and two experienced Realtors can review the same property and reach different conclusions.

That is why a Dallas Fort Worth home value or recommended DFW home list price can vary between Realtors even when they are evaluating the same property.

The difference itself does not necessarily mean one agent knows what they are doing and the other does not.

But when those conclusions are far apart, you deserve to understand why.

Suppose one agent recommends $700,000 and another recommends $750,000.

A reasonable reaction would be, “Why would I consider listing at $700,000 if another Realtor believes my home could support $750,000?”

I would want an answer to that question too.

But there is an important difference between recommending that a home be listed at $750,000 and showing why the available market information supports that strategy.

That is what I would investigate before choosing either agent.

Make Both Realtors Show You the Comparable Sales

Ask each agent to show you the properties they used when determining their recommended list price.

If two Realtors gave you different list prices, comparing the sales each agent used can help you understand why their recommendations are not the same.

Then look beyond the photos and asking prices.

How recently did those homes sell?

How similar are they to yours?

How do their size, condition, lot, improvements, floor plan, location, and other relevant property characteristics compare with your home?

What was the original asking price?

What was the final selling price?

How long did each property take to sell?

Were there price changes along the way?

Reviewing comparable home sales in DFW is an important part of understanding how Realtors determine a list price and why two agents may arrive at different recommendations.

One agent may be placing more importance on certain sales than the other. That does not automatically make either analysis wrong.

What matters is whether the agent can explain why those properties deserve the weight they are giving them.

You should not have to simply trust a number on a presentation.

You should be able to understand where it came from.

When two Realtors gave you different list prices, the goal is not simply to choose the higher number but to understand which recommendation is supported by the strongest market evidence and strategy.

Look at What Your Home Will Compete Against

Recent sales tell us part of the story.

Current listings tell us something else.

When your DFW home goes on the market, buyers may be comparing it with other properties that are available at the same time.

That matters.

If a buyer has several homes to consider within a similar price range, your property is not being evaluated in isolation.

I want to understand what those buyers will see when they compare the available choices.

How does your home compare with those properties?

How does the price compare?

What characteristics might affect how buyers evaluate the options available to them?

Current listings can also provide useful context for a DFW home pricing strategy because they show sellers what other choices buyers may have when the property enters the market.

This is one reason I would be cautious about choosing an agent based solely on the highest recommended price.

The number needs context.

Ask Each Agent to Explain the Strategy

Once you understand the comparable sales and current competition, ask each Realtor why they believe their recommended price gives you the right starting position.

This is where the conversation can become revealing.

Maybe the Realtor recommending $750,000 has strong market evidence and a strategy that makes sense.

Great.

Maybe the Realtor recommending $700,000 sees something in the current competition or recent buyer activity that deserves serious consideration.

That could make sense too.

What would concern me more is an agent who struggles to explain the recommendation once you start asking questions.

You are not just evaluating a number.

You are evaluating how that person thinks.

When choosing a listing agent in DFW, understanding the reasoning behind the recommended price can be just as important as comparing the numbers themselves.

Why Two Realtors Gave You Different List Prices

If two Realtors gave you different list prices, the difference may come from which comparable sales they emphasize, how they evaluate your property’s features and condition, their interpretation of current competition, or the pricing strategy they believe fits your goals. The important question is not simply why the numbers differ, but whether each agent can clearly support the recommendation with relevant market information.

Ask What Happens if the Market Disagrees

I would ask both Realtors the exact same question.

“If we list at your recommended price and buyers do not respond the way you expect, what would you recommend next?”

You are not looking for someone who can predict exactly what will happen.

Nobody can guarantee buyer behavior.

You are looking for someone who has a plan.

Once your home enters the market, we start receiving new information.

Showing activity can tell us something.

Buyer feedback can tell us something.

New competing listings and recent sales can tell us something.

Offers can tell us something.

A lack of offers can tell us something too.

I believe a good listing agent should pay attention to that information, discuss it with you, and help you decide whether the original strategy still makes sense.

A DFW home pricing strategy should account for what happens after the property is listed, not just the initial list price selected before buyers have had an opportunity to respond.

Do Not Confuse the Highest Number With the Best Advice

This is probably the most important point.

If you want $750,000 for your home and one Realtor recommends $700,000 while another recommends exactly $750,000, the second conversation naturally feels better.

That does not make the second agent wrong.

It also does not make them right.

The same is true of the lower recommendation.

I would not assume that agent wants you to sell for less.

Make both Realtors explain themselves.

You are hiring someone to advise and represent you through a significant financial transaction. Their ability to analyze market information, communicate clearly, discuss difficult decisions, negotiate, and adjust as new information becomes available is part of what you are evaluating.

The list price matters.

The thinking behind it matters too.

For Dallas Fort Worth home sellers comparing different Realtor home valuations, market evidence and the reasoning behind each recommendation can provide more useful information than simply choosing the highest proposed list price.

Before You Choose Your Listing Agent Get the Right Information

If two DFW Realtors give you very different opinions about your home’s value, you do not have to choose the one with the highest number or the lowest number.

Ask questions.

Look at the comparable sales.

Look at the current competition.

Understand the pricing strategy.

Ask what happens if buyers respond differently than expected.

Then decide whose reasoning and strategy you trust.
